OUR STORY

Just For Kix started in Brainerd, Minnesota, in 1981. Today more than 21,000 dancers train with us at more than 200 locations across the country.

Week after week, the same thing happens at every studio. Kids come in for class, and their parents and younger siblings wait nearby. They come back the next week, and the week after that, all season long.

Those families need tutoring, a snack, a haircut, a coffee, a dentist. So as we build our own studios, we're building them as small neighborhoods: a Just For Kix studio as the anchor, with storefront suites alongside for local businesses that serve the same families.

That's Next To Kix. You bring the business. We bring families who are already parked out front.

QUESTIONS
What does a suite cost?

It depends on the building. Each location page lists its own rents and terms. At Rateliff Row in Sioux Falls, rent starts at $2,175 a month plus NNN.

Does my business have to be for kids?

No. Kid- and family-focused businesses tend to do best here, but any business that serves families is welcome, within each building's use rules.

Can I lease in more than one town?

Yes, and we'd like you to. Partners who grow with us get first choice of a suite each time we plan a new Next To Kix building, with the same lease and the same suite.

Who is the landlord?

Clough Properties owns and maintains each building, and Just For Kix occupies its own studio there. You deal with the same landlord in every town.

Where are you building next?

Rateliff Row in Sioux Falls is first. We're planning more buildings in towns where Just For Kix is growing. Tell us where you'd like to open, and that helps us decide.

Is the space finished?

Each suite comes with a finished front, a restroom, a mezzanine and its own utilities. The rest is open, so you can build it out for your business. Common upgrades can be paid up front or added to rent.
